Jerry McBride and Ben Wilson who have been working together in various joint ventures since 1983 formed McBride & Wilson Properties, L.L.C. in 2004 and moved to their new premisis on the 1st of January 2006. With over 60 years of combined Real Estate experience the two partners realized that the small investor needed a new approach in order to prosper in today's rapidly changing market. After analyzing many possiblities and consulting experts in several related disciplines they determined that a full-service management company was required to fully care for the modern investor's special needs.
To produce a seamless realationship between an investor (representing capital) who cannot find opportunities to buy locally and a tenant (representing cash flow) who can afford market rent but is not in a position to buy is our aim. The ratio of cash flow to capital is vital and depends on the investment that best achieves a workable result. If that instrument (the property) is newer and requires minimal initial maintenance the formula is workable.
The Oklahoma City Metro Area is growing rapidly, has a strong economic base, low land cost and a skilled work force which combines to produce affordable housing. In the most recent census Oklahoma has average home ownership and average tenancy percentages. However, twice as many tenants in Oklahoma live in houses opposed to apartments, as the national average. This trend enhances the single family rental market compaired with other states.
While the appreciation rate in Oklahoma has maintained a rate around 10% it has allowed the investor to hold property with a solid return on thier growing equity as rents have risen at about the same rate. The above conditions are ideal for investors to benefit from BUY - HOLD - PROSPER.
